Myakka City on the Move: What's Happening in Our Community
Published September 24, 2026 · By Roger Reed
Myakka City is growing, and it is growing on its own terms. Manatee County's development pipeline includes a proposed residential project near the Robinson Road area, county capital improvement programs are touching east-county roads, and FDOT has active work along the State Road 70 corridor. If you are considering living here long term, this article lays out what is happening now, what is still in review, and where to check official status for yourself.
A Proposed Residential Development Near Robinson Road
One of the larger items in the county's pipeline is a proposed M/I Homes residential project on property at 10745 Robinson Road in Myakka City, currently zoned agricultural. As of early 2026, Manatee County's weekly development project list showed the application, carried in county records as the Hinson PSP Rezone (application PLN2512-0063, case PDR-26-03(Z)(P)), in planned-development rezoning review with a public hearing status. That means it is proposed and under review; it is not approved, and no unit totals have been published in the county's public listing so far.
The honest read for buyers: growth applications like this take time, go through public hearings, and can change or stall. If a project near you matters, the county is the authority, not a real estate blog. Manatee County Development Services publishes a weekly development project list where zoning and planned development applications appear as they move.
County Road Work and Capital Improvements
East Manatee County is also in the middle of a genuine road investment cycle, tracked by the county's Public Works Project Management Division. The 63rd Avenue East improvement project, roughly 1.1 miles between U.S. 301 and Tuttle Avenue, began construction in July 2026 and widens that segment from two lanes to four, a project county news reports have budgeted at roughly $66 million. The 60th Avenue East improvement project is also listed in the county's capital improvement program, with details and follow-along updates posted on the same project management pages.
On the eastern side, the 44th Avenue East extension opened to traffic in August 2025, adding nearly two miles of new roadway east of I-75 with a new overpass, and a related Lena Road extension project connects it further south. For anyone commuting between Myakka City and the Lakewood Ranch corridor, these are real, verifiable changes rather than rumors.
State Road 70: FDOT's Active Corridor
State Road 70 is the main road in and out of Myakka City, and FDOT has active projects along it east of I-75. The first widening segment, from Lorraine Road to Bourneside Boulevard, roughly 3.1 miles, began construction in early 2024 and is scheduled to finish around 2027, weather and contractor schedules permitting. A second segment continues toward CR 675, funded in part through FDOT's work program. FDOT also lists median and safety improvements along the SR 70 corridor among its Manatee County projects.
Project pages on Southwest Florida Roads (FDOT) show the current phase, estimated completion, and lane-closure notices. If you are timing a move around traffic, those pages are the closest thing to ground truth.
What Growth Means for Buyers Here
New homes and new roads can bring growing services: schools, shopping, and healthcare tend to follow rooftops and traffic counts. At the same time, Manatee County's land-use planning has protected agricultural zoning and the rural character of this corner of the county for decades, and the comprehensive plan continues to treat most of the Myakka City area as rural. The realistic long-term picture is change around the edges, with the interior staying pasture and ranch land.
For a property like 28154 Gopher Hill Rd, the takeaway is simple: five-plus acres on a quiet road, with three buildings already in place, becomes more valuable as the corridor around it improves. Roads mean faster access to the coast, and the estate's own infrastructure means the property does not sit still while the county builds.
